Commercial stairwell window cleaning
Commercial window and exterior cleaning across the North West. Scope, access and timing agreed for your building.
Request a quoteStairwell windows need a scope that describes the stairs as well as the glass. Monk Cleaning Services considers commercial stairwell window-cleaning enquiries across the North West. Share photographs taken from normal accessible positions and identify the floors, landings and window faces you want assessed. The layout determines how the work can be approached.
Show where each window sits
A window beside a broad landing presents a different situation from glazing above a flight or across an open stair void. Record the position in plain language: ground-floor entrance stair, second-floor landing or high panel over the top flight. Include the adjacent floor, steps and handrails in photographs so the access picture is understandable.
Separate internal and external faces. A stairwell window may be reachable from outside the building while its inner face needs another arrangement. Conversely, an internal landing may be accessible while a courtyard, lower roof or neighbouring land affects the external approach. One view of the pane does not describe both jobs.
Coordinate an occupied route
Tell us how the stairs are used: routine staff circulation, resident access or a route between public floors. Identify busy periods and the person who can explain the building's access arrangements. Any work sequence needs to account for people moving through the area and the site's requirements for keeping routes available.
Locked doors, separate access-control zones and different block entrances should appear in the brief. For a managed property, make clear who holds keys and communicates with occupiers. A single contact who understands the whole route can help resolve questions before a proposed visit is agreed.
Build a specific stairwell schedule
Give each staircase a name or number. Then list the included floors, glazing sections and whether entrance screens belong to the same job. This is especially helpful where two apparently similar stairwells have different heights or window arrangements. It also gives the managing team a practical way to review the quotation.
We assess the surroundings and access before confirming the approach and included surfaces. This follows the principle in HSE's window-cleaning guidance that the work should be planned around site conditions. You do not need to climb, lean over a void or enter a restricted area to supply photographs.
Stairwell cleaning questions
Does a landing automatically make a window accessible?
No. The available working space, the window's position and the surrounding stair geometry still need consideration. Show the full arrangement rather than estimating accessibility solely from floor level.
Can communal stairwells be quoted separately?
Yes. Name the common areas and distinguish them from windows inside individual offices or homes. This helps a managing agent keep the instruction aligned with the areas they actually control.
Should the quote include stair cleaning?
Window cleaning and cleaning the stairs are separate scopes. List any additional surfaces you want considered, including frames or sills, and use the written quotation to confirm the work agreed for each staircase.
